We are a property developer focused on central Portugal locations. Whether it’s a character building to renovate or land for a new development, we manage the entire cycle: sourcing, acquisition, licensing, construction, and sale or operation.

We deliver apartments and commercial units for end buyers, and hospitality assets built to perform.

Each project is held in its own dedicated company, created for that project only. Investors fund the project at the start, alongside bank financing, and are repaid (capital plus their share of the profit) as the finished units are sold.

A typical cycle runs 24 to 36 months.

Each project comes with a full financial model: purchase price, construction budget, financing, taxes and target sale prices, including the downside scenarios.

We share targets, not promises: development carries real risks (costs, delays, market at the time of sale), we mitigate them with fixed-price contracts and conservative assumptions, but your capital is at risk and stays invested until the units sell.

Our projects require a minimum of €1–1.2 million in equity, although the structure and requirements vary depending on the opportunity. We work with private investors in Portugal and internationally, and every project is considered individually.
